What is a CozyStays Owner?
A CozyStays partner owner is a property owner who has agreed to certain terms and conditions with CozyStays to operate their home as a Vacation Rental while it is not occupied by their owners.
How do I become a CozyStays Owner?
Just contact us or Email us. We'll come by, inspect your property and discuss terms. CozyStays only accepts properties that are suitable and has potential as holiday rentals. We do not work with all owners; we make sure to select owners who are comfortable with the CozyStays Business Model.
What is the CozyStays Business Model?
The CozyStays Business model works like this: We become your trusted team on ground in Manila regarding everything from Property Management, to Short Term Rentals, to Construction and Maintenance Advice. In exchange for this we ask for an exclusive contract to facilitate rentals at your property.
This includes long term and short term rentals. For short term rentals our commission is 30%, and for Long Term Rentals (30 days +) our commission is 20%.
These rates are inclusive of Other Agent Fees (Airbnb, Booking.com, offline agents, etc...)
What do I receive as a CozyStays Owner?
Straight away you'll receive a professional set of photos for your property to begin the marketing process. You’ll then receive access to an online portal to view your properties calendar, income & expense reports.
From there we'll list your property on over 15+ websites and notify several dozens of agents worldwide. This process usually results in fast revenue generation!
Aside from this you now have CozyStays working for you while you are away. Our standard contract includes the following:
- 2x Cleaning per month (charged)
- 1x laundry cleaning (free)

Organization of repairs, deliveries, or light maintenance (free)
Monthly bill payments - Electricity, cable, internet, common area fees, etc... (free) - Advice for the upkeep of your property (free)
- Response within 1h to any guest request 24/7
How is CozyStays different from other agents in Manila?
Other agents will only find you customers (sometimes). They will not check in the customers, nor will they take an inventory of your property or secure a damage deposit. This is all left upon the property owner. Because it's not their own. From our own experience in hosting our own units and looking for reliable and trustworthy property managers ourselves, we learned that there is either NO all-inclusive-service available, or they run away with your money.
CozyStays solves this problem by handling the process from beginning to end for every guest booking, by working with all agents and including all the services not included by other agents and more!
How is CozyStays different from other property management companies in Manila?
There are property management companies in Manila that are good companies. However, their business model is very different from CozyStays. They charge flat monthly fees for their services. CozyStays, however, includes a lot of the services they provide for free in exchange for the exclusive right to the rentals.
Its our wish, that our CozyStays owners are going with ease themselves to holiday or while living abroad, all the while knowing their property is making money even without them. Our 5☆ service costs just a small commission if you earn money– we share with you the risk of success. We only earn money if you make money!

To get a better idea of our business model, here’s an example:
If you have a 2 Bedroom unit, we will rent this out to guests for an average night stay of 2,700PHP, plus a cleaning fee of 600PHP. With this, we easily reach 80% monthly occupancy! Let’s calculate only with 70% occupancy = 21 nights = 2700PHP x 21 = 56700PHP from which you get 39,690PHP hands-free, just by leaving it to us. Let us serve you!
How much do you have to lose and how much do you have to win? Knowing how our 5☆ service gets accepted, we are confident enough that we're able to offer a risk-free agreement, where we pay you upfront monthly payments for your unit, but then our % is just bigger.
